WELCOME TO SIMPLE PLANS
As our name suggests, our aim is to make the unpredictable local authority planning process simple for anyone looking to extend their home or even build themselves a new one. We do all the drawings, surveys, form filling as well as keeping you up to date. All we need to know from you is what you want to do and we will take care of everything else until the day you get your planning decision from the local authority.
Whatever the project, our sole purpose is to ensure your application is successful wherever possible and that the whole process is stress free from start to finish. We work with you and for you and make what is often a frustrating, complicated process as simple as possible.
WHAT WE DO
Everything you need....and usually a bit more
The first bit. We will visit you on site to discuss what work you want to do and provide guidance on the design and feasibility of the proposal. We will then know if planning permission is required (it's not always necessary), if it's likely to be given (no guarantees) and if so we will carry out a measured survey of the site upon which our planning application drawings will be based.
Alternatively, if you would simply like your sketch drawings drawn up to professional standard without a survey we can of course do that too for a reduced fee.
The technical bit. Exactly what it says on the tin! We sit down and draw two sets of plans and elevations of your building, one as existing and one showing what it will look like once work is complete. We will keep you involved in this process to ensure we're on the right track and that you're completely happy with the work we're proposing. No design ego on our part, it's your home so nothing goes out the door until you say it's right.
THE PLANNING APPLICATION
The admin bit. Once you've agreed that the final plans are exactly how you want them it's now time to submit the planning application to the dreaded Local Authority! This involves filling out the necessary forms and certificates, ensuring that all of the required plans and supporting documents are present and correct and then submitting the completed package to the Local Authority.
The boring bit. Once the application is received by the local authority they will check it has everything they need and validate it, if they need any further information we will of course provide it. We will then get a letter from them telling us it's been received and giving us details of the consultation period, usually 8 weeks and a date by which we should expect to have a decision.
Now comes the hardest part, we have to just wait.
We are small (in fact very small, a husband and wife duo to be specific) architectural design/ draughting studio working from home in the Forest of Dean.
My name is Jonathan. In a former existence I was an Architectural Technologist with 15+ years experience working for a number of architectural practices across London on all manner of different projects from multi-million pound new build private houses to Heathrow Terminal 5 with a few listed 17th Century buildings and high rise apartment blocks thrown in along the way. I have also completed a long list of private domestic work including loft conversions, garages and house extensions along with my own renovation work.
My wife Sarah, spent over ten years working in the Public Sector in London. She brings with her everlasting patience and an understanding of the process as well as her substantial experience with our own renovations and projects.
We have spent the last 5 years moving around the country renovating old derelict properties and successfully navigating the planning process each time. We now find ourselves here in the Forest where we hope to stay. Simple Plans is run alongside our ongoing renovation projects and helps to fund those and to make ends meet during the quiet months.
Sorry...we can't do it for free
Given our size and limited overheads we can offer fees at a fraction of that of larger office based practices. We take care not to overload ourselves so that we can ensure that our work is of a consistently high standard despite our size.
Below is a guide to our fees for the most common types of application but please remember, it's impossible to provide an accurate fee until the scale of work has been established so these fees are typical and fit 90% of projects but cannot be guaranteed.

These are our fees only and do not include 3rd party costs, in most cases this will only be an Ordnance survey plan (typically £20 and a must have) and the Local Authority Planning fee which varies according to the type of work being applied for.
Of course we will provide you with an accurate all-in fixed fee quote with everything included once we have seen the property, there's no hidden charges or extras, we promise.
Express drawing services are available if you're in a hurry, just ask for a quote.
We can also simply check and draw up your own sketch drawings ready for planning if that's what you want, again just ask for a quote.

I would highly recommend using Jon’s services for your build. He designed our extension, oversaw our planning application, and helped us obtain quotes leveraging his extensive experience and knowledge. Jon also generated technical drawings for us which we used with builders to get detailed, comparable quotes and his advice at this stage on the best design and where to save money was invaluable. His drawings were so good that our builder now uses them on the landing page of their website.
Jon was also able to advise on structural engineers and once the build started was on hand if the builder had any questions regarding his designs.

We bought our cottage as we dreamed of living on the coast with sea views. The front upstairs room was a bathroom with a velux window and the cottage itself unusual in design. Jonathan came to look at it and immediately could see how to change the space to create a stunning master bedroom with a balcony and fabulous sea views. The new configuration was everything we could wish for. Planners were very tricky as we are right next to a Grade 2 listed building but Jonathan spoke to them and was patient and listened and was able to come up with designs we loved and they were happy with. I cannot recommend Jonathan enough.
